OK, so now you have checked you credit and straightend out any discrepancies, gotten pre approval for your loan and have made a list of criteria you think is important for your new home. So now you are ready to call a realtor to help you find a home. Since you have done all this work, why should you call a realtor? Why not just look on your own and deal with the realtor who is listing the house? One reason. Your own self interest. The realtor listing the home is looking out for his client's, the seller, best interest. If you have your own realtor, you will have hired someone to look after your interest in all dealings with other realors. This is especially true if you and your realtor have signed a buyer agency agreement. This aggreement binds the real estate agent to you, the buyer, in all negotiations. The buyer agency agreement protects you, because when you sign it, in essence, you have hired the agent to work for you in looking for a home, negotiating a purchase agreement and seeing to it you are well represented throughout the entire process. Technically, the seller of the home pays for your agent, because the commission the agent receives is taken out of the purchase price of the home when the deal closes. The realtor can use their expertise to sift through the thousands of homes availble in the listing services to zero in on the few that fit your criteria. The agent can set up showings at times convenient to you and help make sure all the inspections, surveys, disclosures and other legal necessities are done correctly. . |
