Call a realtor to help pick through the offerings.

Before we go looking for a home, I will conduct an interview with you either in my office or in your home. During this interveiw I will ask you to fill out a form which outlines the features important to you in the home you hope to purchase. I will want to know if you are pre-approved for a loan and if you need to sell your current residence before you buy another. I will also give to you an indication of the costs involved in purchasing a home.

Step 2 - Prelimary Search
After the interveiw, I will do some extensive searches on the internet using the information gathered from the pre-search interveiw. I will assemble a list of several homes which suit your needs.

Step 3 - Weeding out
Next we will meet in my office and, using the computer, we will narrow the list down to the most likely four or five. That is the optimum maximum for a veiwing session. Once these propertes are chosen, we make an appointment to go out to veiw the homes. After the session, I will call the listing agents and make showing arrangements. I will also create a map to use to create the most efficient route between the homes. You may look at this map and make notes during the tour.

Step 4 - Showing the Homes
We will then meet to tour the properties. You may make notes, take photos, or whatever else you need to do to help you remember the best features of the properties you visit.

Step 5 - Post Showing Meeting.
Afterwards we meet back at the office to discuss what we saw. If there are any you wish to make an offer on, we will do that. Make sure you have funds for an earnest money deposit, as you will need this when you make an offer. If none of the properties suit, then we will make plans to repeat the process.

Step 6 - Purchase Agreement
When you finally find a home you like, we will fill out a purchase offer. This is essentially a form in which you tell the seller how much you are willing to pay, what you expect to be included in the sale and how the various costs of the transfer of ownership will be split. You are entitled to request a home inspection and a survey at this point. Be prepared to pay for these services. You can, of course, request the seller to pay them, which they may or may not decline.

Step 7 - Counteroffer
If the sellers agree to your terms, they will sign the purchase agreement. If not, they may counteroffer. The counteroffer can include one or several elements of your offer.

Step 8 - Counteroffer 2.
If you agree to their terms, then you simply sign the counter offer and a date for closing the home sale is set. If not, you may counter back. This process can, and sometimes does, entail several counters.

Step 9 - Closing
This is the day everone has worked for. Mortgages have been funded, surveys and inspections have concluded, issues have been worked out and repairs have been made. At closing, the property is transferred to the new owners and the sellers are paid. Everyone is happy at a good closing.
