Many times the purchase offer on a home is contingent upon a home inspection. This means that the buyer has the right to have the
home inspected by a qualified home inspector if the offer is accepted but before the deal is closed. If the inspector finds any
problems in the home, the buyer then has the right to ask that the problem be fixed. If the problem is major and cannot be repaired
or the seller refuses to repair it, the buyer may then walk away from the deal without facing a penalty. The earnest money would be
returned in such a case. Professional home inspectors are liscensed by the state and undergo thourough training before they receive their liscense. Inspectors have an intensive and comprehensive background on residential systems and standards which include: exterior, structure, roofing, interior, insulation, plumbing, air conditioning and heat pumps, heating, electrical, etc. They must be familiar with the components of a home and able grade the condition of the home. The inspector will conduct a thourough visual inspection of the residence's structure, systems, and site conditions. They will look for such things as lead paint, asbestos, mold, radon, and other hazards. They will complete an extensive report on their findings which is then presented to both buyer and seller. . |
