Many home sellers choose to cover their home with a home warranty program during the sales period the home is on the market. Many buyers want the protection a home warranty offers during the period between the time the purchase offer is accepted and closing.

A home warranty program is an insurance policy which is purchased to cover the cost of repairs to the major home systems during the period, usually one year, that the warranty is in place. Basic coverage is usually for a home under 5,000 square feet, regardless of age, and includes the home's heating, plumbing, electrical system, water heater and major appliances, such as range/oven/cooktop, dishwasher, garbage disposal, etc.

The coverage may be renewed after it expires. Typically the insurance company underwriting the coverage will notify the policyholder before the coverage runs out. If a claim occurs during the coverage period, the policyholder calls the insurance company, not the realtor, former owner, or mortgage holder.

The insurance coverage typically covers the cost of the repair, not the service fee a tradesman may charge for a call. Most home warranty programs will cover an unlimited number of repairs during the policy period. An inspection usually is not necessary before purchasing the coverage.

A home warranty should be read carefully before purchasing, as deductibles, coverages, and other policy elements will vary from program to program. .
