Staging Your Home © 2006

Staging, or presentation, of the home for sale is almost as important as price. If you have decided to sell your home, it is very important to look at the home through the buyer's eyes. Look at your home from across the street. How does it look? The first thirty seconds that a buyer spends looking at your home is the most important time they will spend. When they first drive up and walk in is when the most important impressions are made.

Is the grass mowed? How well kept is the landscaping. Do you need a new roof and does the house need a fresh coat of paint? Upon entry, do the walls need painting? If so, repaint in neutral colors like whites or pastels. Is the home clean? Does it have a pleasant smell? Consider having the carpets cleaned and deodorized, especially if there are pets in the home.

Look closely at the kitchen. Does it need painting. Are the faucets and other fixtures up to date. Possibly the floor may need to be replaced.

Next, check out the doors, light switches, toilets. Do the doors open and close smoothly? Do the light switches work? Does the doorbell work and toilets flush correctly. Buyers will check all these things out.

These are all things which may make a buyer decide whether to look seriously, or just breeze through the house and go on to the next one. Remember, this may not be the only house they are looking at. Others, better kept and presented, may be the home they decide on.

There are many things which you, the buyer, can do to increase the curb appeal of your home without spending a lot of money. Staging the home well will impress the buyer and give them a more favorable impression of a well maintained home. And increasing the curb appeal will help sell your home for the proper price.
